5 Signs Your Round Rock Foundation Needs Attention Before It Costs You

1. Cracks wider than a quarter
Hairline cracks in drywall are normal seasonal movement. Cracks you can fit the edge of a quarter into are not. Diagonal cracks above doorways or window corners are the most common early sign of foundation settlement we see in Round Rock homes, especially in the older neighborhoods east of I-35 and around the historic district.
2. Doors that suddenly stick or swing on their own
If a door that opened fine last year now sticks, will not latch, or swings open by itself, the frame has moved. That means the slab under it has shifted. Doors are the easiest in-home diagnostic you can do yourself. Walk through your house and try each one.
3. Gaps where trim meets the ceiling
Look up at the corners where crown molding or door trim meets the ceiling. If you see a triangular gap that was not there before, the wall has dropped relative to the ceiling. This is usually slab settlement and one of the clearest signs to catch early.
4. Floors that slope toward one wall
Roll a marble across your floor. If it consistently rolls toward one side of the room, the floor is sloped. Pier and beam homes show this earlier than slab homes. In Round Rock, we see it most in the older blocks around Stonehollow and Forest Creek.
5. Cracks that open in dry months and close in wet ones
This is the smoking gun for expansive clay damage. If a wall crack widens in August (dry, soil shrunk) and closes in January (wet, soil expanded), you have a drainage problem causing seasonal slab movement. Fix the drainage first; the foundation itself may not need piers at all.
